Dear Ashoka Lion Property Management Tenant:


Ashoka Lion understands that this is a extremely difficult time for tenants, landlords and everyone around the world facing this pandemic. Our Houston and Dallas property management teams are working hard to hear your concerns and help you navigate these difficult times.  Our property managers have compiled some of the efforts we have made to work with tenants during these difficult times, and the extensive communication by email and text to work with tenants who are struggling during this past year.


A couple of example of these examples to save money and efforts to work with our tenants include:


Installment payment program to pay rent:  Ashoka Lion is proud to announce our new program to insure your rent is paid on time while giving your flexible terms to repay the rent. If you are current tenant and you are current on your rent at the time of application with your rent, but need some time to get a payment in for rent this month; then this program gives you the time you need to make your payment without late fees.   The best part is that this options can be had for a low one time fee of $20.  The rent is paid by GetFlex on the 3rd of the month, and the tenants is given the ability to setup flexible terms to pay back the rent during the month without the worry of late fees.


Tenant Payment Plan Request: Please remember that our property management team provides the chance to request a payment plan for rent. A submission of a payment plan is not an approval, but it does give us a framework to discuss options with owners or senior management if necessary.


Tenant Free Utility Concierge Tenants have the opportunity to setup a session with our utility and services concierge to review electricity, internet, cable, and alarm services to see if you can save money.


Free Water Usage Monitoring: If your home has its water service provided by the City of Houston, then tenants can get water alerts sent to their email or their phone if the water usage is going over a preset amount.


TexasRentRelief.com: If you are a tenant that has fallen behind as of February 15, 2020; you can request rental assistance to help catch on rent obligations that you have with the landlord.





COVID 19 Protocols for Ashoka Lion tenants included


Tenant Rental Rates Were Not Increased in 2020 and 2021:

Despite increasing cost from property insurance cost and property taxes, owners and the Houston and Dallas property managers worked to keep rental rates for existing tenants the same during the pandemic.


Late Fees were suspended for the summer of 2020:

Ashoka Lion Houston property managers agreed to suspend late fee collection from March 2020 to July 2020 and our property managers are waiving late adding late fees to approved payment plans if tenant is maintaining their compliance with lease terms.


Minimizing Showing of tenant occupied homes:

Ashoka Lion property managers have minimized showing on rental properties until the tenant has moved out to reduce risk of exposure. Our brokerage teams have only had limited showing for sales listing with a approved offer. 


Instituted a Online Tenant Move Out Orientation:

As Ashoka Lion's Houston team has shifted to contactless move out, our property managers are scheduling move out orientations to go over key terms and issues with the tenant to make it as smooth possible for tenants, our property management team, and owners.


Ashoka Lion developed a "Contactless" move out process

Tenants are provided a lockbox prior to move out date by our Houston property managers, and they are instructed to leave keys in the box when they move out. The tenants are also supposed to notify the property management team to show what the current condition of home is at move out. The property manager or the field technician who handles our move out assessment will create a photo report oftentimes with a link to a video of the walk through for the tenant to sign off on.
