What are tenants required to do when applying for our Houston property management rental listings?
Prospective tenants applying for Ashoka Lion's Houston property management teams should read this page to understand our tenant applicant process.
Step 1 – Fill out the Houston Rental Property Management team's lease application on our website
Prospective tenants are asked to go to our website to fill out an application for each person over the age of 18 that will be living in the home, as well as registering on our pet screening site (see link below and on our prospective tenant page). We require each person over the age of 18 living at the property for more than a week to complete an application by finding the property they are applying for on our list of
Houston properties available for lease . On that page, you will find your property and there is a button on the listing that says "Apply Now".
Step 2- Fill out the Animal Registration status profile (No Pet/Pet/Service Animal)
In addition, regardless if you have a animal or not, tenants will need to go to register your animal status. When you go to the page, prospective tenants will fill out the appropriate category of :
- No Pet Acknowledgement,
- Pet Registration
- Service Animal Registration
NOTE FOR REAL ESTATE AGENTS APPLYING:
- If an applicant has an agent, their realtor should send us notification of their client’s application by emailing a copy of the documents that we request the tenant upload with their application. Agents should review the documents against our leasing criteria, before emailing us or having their clients apply, to ensure that their clients qualify.
- Agents must show the property to their clients in order to collect the leasing fee.
Step 3 – Houston Property Management team requires supporting documents to be turned in
Below is a list of documents our Houston property managers require be included with applications. You can attach documents to your application.
- Verification of income: applicants will be asked to provide 2 months check stubs, self-employed/contractors will be asked to provide tax returns AND all applicants must complete an e-verify income screening - an invite will be sent via email to complete it. E-verify income screening is REQUIRED.
- Copy of Page 4 of the TAR Application for release of information(required)
- Copy of current lease (helpful, but not required)
- We have a ID verification process with a 3rd party where all applicants will submit a copy of Driver License or legal ID AND selfie
NOTE: Social Security cards will only be requested if there is an issue with a match or fraud alert
What does your Houston property management team do when processing the application?
If the tenant rental application and documents have been submitted and paid, then the application process takes about 3 to 5 business days to complete. Delays are typically due to inability to complete the landlord and employment verifications. Applicants must actively ensure that the information provided is correct. Incomplete applications extend the processing timeline, so please ensure all required documents are turned in with your application. In addition to running reports for criminal, credit, judgement history including eviction, etc; our Houston property managers perform the following procedures:
- Property Managers review animal profile at PetScreening.com: Tenant Prospect Must Complete a Animal Profile Status regardless if they have a pet or not. We will insure that the profile is complete and consistent with information provided in the application.
- Verify Income with our 3rd party provider.
- As many HR departments are using verification services that require a additional fee (sometimes $35) that tenants would be responsible for, we are using this program provided by the company "Payscore" to help verify your payroll data. Tenants can pay for the additional fee if they wish to not use the service.
- Property managers are also having tenants who are self employed who are unable to provide documents like a pay stub. Prospective tenants if they are receiving regular payments can use this to help validate deposits ( sometimes you can validate a year of deposits with many banks )
- Prospective tenants maybe receiving alternative money from pensions, alimony, child support, etc. This program can help validate the income.
- Tenants may have trouble finding old paycheck stubs, etc. and this will save time by doing the E-Verification of your income.
- Landlord Verifications: Our property managers are reviewing current and prior landlords to try and verify residency and payment history. We also require a copy of supporting documents - your lease, bank statements showing proof of payments and/or online payment ledgers from licensed property management companies - as some landlords are not thorough, unresponsive, or very slow to respond, so this can move the review along more quickly because we are able to get the information that we need in a timely fashion.
- Employment Verification: Our Houston property managers will make an attempt to verify employment with current employer.

- Are application fees refundable? No, application fees are non-refundable.
- Can I view the home without an agent? No, we do not offer showings to non-agents. If you do not have an agent you are working with currently one of our staff can assist you in coordinating with our agents to view the property.
- Can I apply before I view the home? We do not recommend applying before viewing the home as application fees are non-refundable.
- Are there any other fees involved in the application or lease process? Yes, all of our leases have the following additional mandatory fees: A) $75 move-in condition photo library report - this is conducted by a third party, and will provide notes and pictures detailing the condition of the property 1-3 days prior to your move in date and will be shared with you via the portal. B) $30/month Tenant Benefits and Compliance Program - this program will provide you with monthly delivery of AC filters, credit reporting for on-time rent payments, access to Pinata app rewards (earn by just paying your rent on time!), and access to GetFlex program that offers short-term loans that will pay your RENT on time but provide you with the flexible payment options you need.
- Is my bank account at risk using the E-Verify income screening? No! The screening is conducted via a secure system. Our team will only receive the report generated, and will only receive basic information such as amount and source of income, name on the account, and what bank the account is with. We will never have access to your account information OR login information, thus ensuring your bank information remains secure.
