Prospective Tenants

Prospective tenants applying for our rental properties that we manage in both the Dallas and Houston Metropolitan area should read this page to understand our tenant applicant process.

Step 1 – FILLING OUT THE TENANT RENTAL APPLICATION AND PET STATUS APPLICATION ONLINE:

Prospective tenants are asked to go to our website to fill out an application for each person over the age of 18 that will be living in the home, as well as registering on our pet screening site (see link below and on our prospective tenant page). We require each person over the age of 18 living at the property for more than a week to complete an application. In addition, regardless if you have a pet or not, you will need to go to https://ashokalion.petscreening.com/ and fill out the appropriate category (No Pet Acknowledgement, Pet Registration, etc).

On our application page you can pay the application processing fee ($50 per individual applicant) and upload any supporting documents. REMEMBER: We must have an application turned in for all persons over the age of 18, whether they have an income or not, and all applicants must register on https://ashokalion.petscreening.com/, whether they have a pet or not.

NOTE FOR REAL ESTATE AGENTS APPLYING: 

  1. If an applicant has an agent, their realtor should send us notification of their client’s application by emailing a copy of the documents that we request the tenant upload with their application. Agents should review the documents against our leasing criteria, before emailing us or having their clients apply, to ensure that their clients qualify.

  2. Agents must show the property to their clients in order to collect the leasing fee.

Step 2 – DOCUMENTATION NEEDED TO ACCOMPANY THE APPLICATION:

Below is a list of documents we require be included with applications. You can attach documents to your application. For additional information or questions, see our FAQ.

  • Verification of income: employees will be asked to provide 2 months check stubs or W2, self-employed/contractors will be asked to provide tax returns or 2 months bank statements. (required)

  • Copy of Page 4 of the TAR Application for release of information HERE (required)

  • Copy of current lease (helpful, but not required)

  • Copy of Driver License (required)

NOTE: Social Security cards will only be requested if there is an issue with a match or fraud alert

If you have pets, require a cosigner, or have some variance that we must address; then please let us know by emailing us at HPM@ashokalion.com regarding your questions. Please be sure to put the address of the property you are interested in as the subject line of your email.

NOTE: Application fees are not refundable once submitted.

Step 3 – TIME TO PROCESS PROSPECTIVE TENANT APPLICATION:

If the tenant rental application and documents have been submitted and paid, then the application process takes about 3 to 5 business days to complete. Delays are typically due to inability to complete the landlord and employment verifications. Applicants must actively ensure that the information provided is correct. Incomplete applications extend the processing timeline, so please ensure all required documents are turned in with your application.
