New Tenant Orientation Booking Instructions
Our new tenant orientation is a recorded virtual meeting, and is designed to help eliminate many of the questions tenants have prior to moving into a new property. The meeting will cover the following agenda items:
- Move-in inspection requirements
- Acceptable Payment Methods (for after move-in payments, for move-in funds see "Acceptable Payment Methods for Move-in Funds" on bottom of page after the booking section)
- Late Fees
- Application Deposit Process (as these are move-in funds, please remember that ONLY certified funds are acceptable - we email a cash pay slip PDF for you to use to pay move-in funds at Walmart, CVS, Ace Cash express, or 7-Eleven - the slip can also be used to pay your future rents)
- Move-in Condition Form
- Pets/No-Pets
- Landscaping Requirements
- How to use our portal (such as making rent payments, submitting service requests, etc.)
- Test Work Order submission
- Maintenance expectations (also included in your lease)
- Tenant Compliance & Incentive Program (Monthly credit reporting, Pinata app, filter delivery [if applicable], etc.)
- Tenant Care and Maintenance Quiz (should be completed prior to orientation, see tenant checklist)
- Mailbox Keys/Garage Remotes
REMINDER OF WHAT TO DO PRIOR TO MOVE-IN ORIENTATION
We want to ensure your move-in, and your time at the property, run smoothly. To help facilitate this, we have create a comprehensive move-in process and check-list. Below are some of the key items you'll want to ensure are completed prior to your scheduled orientation (items below will include recommended timeline to complete by):
- Review and sign your lease - within 48-hours of receipt
- Payment of move-in deposits (security, pet, etc.) with certified funds - within 48-hours of receipt of lease
- Enrollment in Rhino (if applicable) - within 48-hours of receipt of lease
- Complete New Tenant Checklist (see button below)- at least 48-hours PRIOR to scheduled orientation
- Complete Maintenance Quiz/Assessment (see button below) - at least 48-hours PRIOR to scheduled orientation
- Payment of remainder of move-in funds (e.g. first months rent) - at least 48-hours PRIOR to scheduled orientation
As part of the New Tenant Checklist, you will be expected to complete/provide the following items:
- Utilities - Provide information on scheduled turn on date as well as proof of turn on
- Renters Insurance - Provide proof of renters insurance as required per lease
- Maintenance Quiz/Assessment - Confirm completion of the maintenance quiz
- Mail-Forwarding - Confirm you have forwarded your mail
We also provide a FREE utility concierge who will reach out to you to assist in transferring/turning on utilities at the property.
