How do I fix a silent leak being caused by a fill valve being set too high?

A silent leak can be caused by a fill valve set too high.

What does a fill valve do?

The fill valve is the part of the toilet that is responsible for refilling the tank after being flushed. Over time, a worn or out of alignment fill valve can become a problem, cause a leak, and wear on valve's components and parts.

How can I fix the fill valve adjust

All fill valves are adjustable.  Please review the video provided on how to adjust a couple of examples of fill valves.

Why do we share?

We manage properties for our owners, but we want smooth relationships with our tenants and homeowners. How do you detect a silent leak?

The most likely location for a silent leak is your toilet and the flapper tends to get worn out, and the toilet will keep filling itself up.  To test for a silent leak,

  • You can use food dye tables, Kool aid, or any kind of colored water.
  • You put tablets or colored water in the the tank.
  • Do not flush the bowl
  • If the toilet bow is later seen to have that water color, then it is a sign of a leak.
