As everyone is aware who follow this industry, the real estate market is extremely tight as homes are flying off the market. One consequence is that single family rentals do face a more difficult path to provide outsized returns as cost increase. Rental rates are increasing in many areas, but it is not often keeping up with the cost of market which as it increases then affects things like property taxes and insurance rates. However, with careful analysis and selection, owners can find rental returns for their portfolio, but it is not a easy task.


In article released about the best and worst markets to invest in in single family residences by Million Acres citing ATTOM Data Solutions, it noted yields decreased in the asset class from about 8.4% in 2020 to 7.7% so far in 2021.  This is a normal outreach from prices rising is that yields will flatten, however careful investing with solid analysis to rental rates can help protect the value of the investment.   As I have explained, that real estate & single family rentals historically are not a huge return in a short term of investment and do not have same liquidity as stocks as a asset class. To be successful in real estate investing for the majority of real estate investors, it requires a longer term vision to hold to recoup the investment.
