HOA MAINTENANCE RESPONSIBILITIES
Responsibility of Association. Subject to any insurance then in effect,the Association shall maintain the Reserves, the Common Area Easement, and Subdivision Facilities, and keep same in good repair. This maintenance shall include, without limitation, maintenance, repair, and replacement of all Subdivision Facilities, including landscaping and improvements situated on the Reserves and Common Area Easement. The Association shall not be required to maintain any portion of the Exclusive Use Area of the Common Area Easement except as to any Subdivision Facilities located thereon or therein. The Association shall be obligated to maintain, repair, replace any common or shared utilities (whether sanitary sewer, drainage, storm water, water lines, water meters and the like) which serve two or more Townhomes. The Association shall not be obligated to maintain, repair, or replace any such utilities which serve only one Townhome, commencing at a point where such utilities exit or leave a common or shared use utility.
Trash Collected from community on all Tuesday and Friday. Recycling collected on Friday. Hours of Operation 7:00 a.m. to 7:00 p.m (Exceptions would be due to unusual circumstances. ) If the scheduled collection day falls on any of the following holidays, the normal services will be resumed the following scheduled collection day. Holidays are: New Year’s Day, Independence Day, Thanksgiving Day, and Christmas Day.
The sprinklers are currently set to run overnight on Tuesday and Friday mornings. They are in water saving "smart mode", meaning that they do not run on a specific set time, but only for the amount of time that the system calculates the landscape needs based on current weather conditions.
