The Association has an Architectural Review Committee, a vital component of the Homeowners Association (HOA), tasked with upholding the community’s architectural standards. The ARC ensures that any exterior changes made to properties within the HOA are consistent with the association’s governing documents and overall aesthetic.


*Committee Responsibilities*

The ARC is responsible for reviewing homeowner requests for exterior modifications, including but not limited to:

Painting

Fencing

Roofing

Landscaping

Additions

Patios

Solar panels

All proposed changes must conform to the HOA’s design guidelines and must not negatively affect neighboring properties or the visual harmony of the community.


*Submission Requirements*

Homeowners must submit a detailed application for any proposed exterior modification. Submissions may include, but are not limited to, the following:

Topographical Plat

Must show existing contour grades and the location of all improvements (structures, walkways, patios, driveways, fences, and walls). Include existing and proposed finished grades at lot corners and proposed improvement corners. Drainage provisions and cut/fill details should be provided where applicable.

Exterior Elevations

Depicting all sides of the proposed construction.

Exterior Materials

Include specifications for materials, colors, textures, and shapes.

Structural Design

Detailed architectural and engineering plans.

Landscaping Plan

Including walkways, fencing, walls, grading changes, irrigation systems, plantings, and ground cover.

Parking and Driveway Plans

Screening Details

Indicating size, location, and method of screening.


*Definition of Improvements*

“Improvements” include but are not limited to:

Buildings and roofed structures

Waterfront structures

Parking areas

Fences and walls

Hedges and mass plantings

Poles, fountains, driveways, and ponds

Swimming pools, tennis or other sport courts

Changes to exterior colors or structural shapes

Any new exterior construction or enhancement not specifically listed

Note: Minor repairs or replacements—such as replacing shrubs or trees, or repairs that do not alter the exterior appearance or color—do not require ARC approval.


*Approval Considerations*

The ARC will review submitted applications based on several factors, including:

Adequacy of site dimensions

Structural integrity

Conformity and harmony with surrounding properties

Compatibility of finished grades and elevations with adjacent lots

Compliance with the specific and overall intent of the HOA’s covenants and design guidelines


*How to Submit a Request*

Homeowners can submit an architectural review request via the HOA Online Portal:

Log in to the Online Portal via the Homepage or go directly to the Architectural Reviews tab.

Click "Submit New Review".

Provide a description of the project and upload any necessary supporting documents or photos.

Submit the request for review by the ARC.
