Terrace Brook is a homeowners association (HOA) community located in North Houston, consisting of 432 single-family homes. The community offers a variety of amenities, including a park area, a dog park, and a community swimming pool.
The Terrace Brook HOA is responsible for maintaining : Community swimming pool, Dog park, Fountain, Common Area Landscaping at entrances along easements and Perimeter fencing in select areas. The HOA
does not maintain individual homes, streetlights, sidewalks, streets, or the retention pond within the community.
Terrace Brook HOA – Community Swimming Pool
The Terrace Brook community swimming pool is a shared amenity available exclusively to homeowners and residents of the community. The pool is maintained by the Homeowners Association (HOA) and provides a great space for recreation, relaxation, and family fun. The Community pool is closed on Tuesdays.
Terrace Brook community park
The Terrace Brook community park is a valuable amenity maintained by the Homeowners Association (HOA) for the enjoyment of residents and their families. It provides a safe, welcoming outdoor space for relaxation, play, and community interaction.
Park features open green space for casual play and picnics, Walking paths and shaded areas, Benches and seating areas, Children's playground equipment, Pet-friendly environment.
Terrace Brook Dog Park
The Terrace Brook Dog Park is a dedicated, fenced-in space where residents can safely enjoy off-leash time with their dogs. Maintained by the Homeowners Association (HOA), the dog park offers a convenient and fun environment for pets and their owners to socialize, exercise, and relax.
Terrace Brook Community Fountain
The Terrace Brook community fountain, located at the entrance of the neighborhood, is a signature feature that enhances the visual appeal of the community and reflects the pride of ownership within the HOA. The fountain is maintained by the Terrace Brook Homeowners Association (HOA) as part of the common area landscaping. Regular maintenance ensures proper operation, water quality, and overall appearance.
Terrace Brook Perimeter Fence
The HOA has a fence responsibility map located in the shared documents of the portal. The HOA has limited fence responsibility, such as the brick wall on Fairbanks and a small section to the right of the entrance on Breen Rd.
The Terrace Brook community has a retention pond that is intended solely for storm water management and drainage purposes.
This pond is not stocked or maintained for recreational use, and it is managed by the local Municipal Utility District (MUD).
For safety and maintenance reasons, fishing is not permitted in the retention pond.
The HOA does not maintain the street light poles within the community. These are maintained by CenterPoint Energy.
If you notice a light that is out or malfunctioning, you may report it directly to CenterPoint using their online form. To submit a report, you will need either:
1) The address nearest to the light pole, or
2) The pole number, which is usually displayed on a metal tag on the pole.
