ASHOKA LION PROSPECTIVE TENANT COVID-19 UPDATES

In order to ensure our prospective tenants and property management staff are  protected, our Houston property management teams have adjusted our showing and move-in process to limit potential exposure to COVID-19, we have made the following changes:


Tenant Screening Prior to Showing


  • Increased Emphasis on Prescreening: Our property management teams in Houston and Dallas have increased our emphasis on screenings prior to setting appointments for our vacant properties. Our property managers review our qualification and criteria with prospective tenants to reduce additional exposure to people who may not qualify to rent our properties.
  • Wear Mask: Prospective tenants and our Dallas and Houston property managers are required to wear mask for showings.


Tenant Move In Procedures

  • Move in Property Assessment are done prior to tenant move in: The move in condition report process where photo documentation of the home condition is recorded is not conducted on the day of move in as the process is time consuming and would require possible excessive exposure for people.  These condition reports will be completed by the inspector the  prior to the scheduled move in date, and a copy of the report and pictures will be provided via the portal.
  • Dallas Property Management Walk Through require a mask:  Our Dallas property manager conducts a tenant orientation and walk through of the home at the day of move in. This walk through requires a mask for both the manager and the new tenants.
  • Houston Property Contactless Move in Process: On the scheduled day of move-in, the inspector will provide key access information to a lockbox that will be at the property.  The Houston property manager conducts the tenant orientation in a recorded telephone conference with the new tenant to go over key terms and policies of the lease.
  • Tenant Move In Funds are not paid in our office: Our Houston and Dallas property management teams utilize payment services at local CVS or ACE Check Cashing to increase convenience for tenants and limit exposure to staff.
  • Leases are signed electronically and not in our office: Our Houston and Dallas property managers send lease paperwork to new tenants electronically to sign in the convenience of their home.
