At Ashoka Lion, we take the health and safety of our tenants, staff, owners, and vendors seriously.


As such, we have released multiple COVID-19 notices and have created this page to provide easy access to the notices as well as some helpful videos we've found for social distancing, cleaning, and more. 


Our Homeowner Association Team and Rental Property Manager Response to the virus

Note: Changes are being rolled by specific market area due to local demands and protocols.


Houston Repairs: Tenants and homeowners who live in HOA that we manage are cautioned to avoid requesting or scheduling repairs on minor items in the home if possible. For rental property tenants, our staff will be strictly reviewing repairs and reminding tenants of the obligations of the lease regarding repairs and charges being charged. Also, we are requesting vendors and people residing in the home wear masks if a vendor has to be sent out to handle a repair.


Houston Rental Property Inspections: Our property inspections at the homes is being limited in most cases, but we are requesting tenants to provide self guided video tours to show the owners and property managers the home and its current condition.


Houston Contactless Tenant Move :  To help limit the spread of the virus, our Houston property management team has the following processes regarding move in:

  1. Move In Property Condition Reports and Assessment: Our property managers and photo technician are visiting the property prior to tenant move in to take a video and photo reports of move in condition. Tenants are allowed 3 days after move in to provide supplemental reports as well.
  2. Move In Telephone Orientations: Our property managers are conducting telephone orientations to discuss the lease and issue prior to move in. All funds are paid prior to orientation.
  3. Tenant  Checklist for Move In: Our property managers and team have developed a page dedicated to tenants moving in and things to do to insure a smooth move in.
  4. Lockboxes are being provided to tenants: Our Houston property managers are providing tenants a lockbox to use while they are residents. It will contain the keys and a code will be given after we confirm the orientation has been done.


Houston Contactless Tenant Move Out:


  1. Tenants give notice via the tenant portal: The tenant portal provides the tenant a opportunity to give written notice without having to mail notice to our office.
  2. Tenants in Houston are given a  move out orientation: The tenants are requested to conduct a move out orientation with the property manager to help insure a smooth move out process.
  3. Tenants self guided move out tour: We are requesting tenants when putting key in lockbox to provide a video tour to confirm move out condition.
  4. Property Management Post Move Out Inspection in Houston: Our property managers conduct the move out inspection after the home is not occupied


Dallas Move In Process:


  1. Tenant Property Management Walk Through and Tenant Orientation: Tenants will meet with the tenants to collect keys but everyone will require mask.
  2. Property Condition Report Scheduled Prior to Move In Date: The property condition vendor is scheduled prior to tenant move in to reduce time people are in contact



Dallas Move Out:


  1. Property Management Move Out Inspection in Dallas: In Dallas, our property managers are requiring tenants and property managers wear mask.



State Guidance Regarding COVID 19

Update: As of October 8, 2020: The state of Texas has increased its capacity to 75% for certain facilities and has resumed elective facilities. Certain areas are excluded from this opening. The counties that are excluded as provided on the State site. (Click here to see the affected counties)


Update: As of May 1, 2020: The state of Texas is initiating a slow phased reopening of the state and various business operations. However, each county may create different protocol related to use of masks, etc. We do want to caution owners, landlords, tenants and others that counties and governmental offices may still have limited operations.
