Available Properties for Rent in Dallas

Chapter 92 of Texas Property code requires a property management firm to provide a written leasing criteria.


Per Chapter 92 of Texas Property Code (Section 92.3515), Tenants prior to applying for a landlords property should be given a written leasing criteria. Our   Dallas rental property management team utilizes these criteria when evaluating tenants for our  Dallas area rental properties.


A copy of our leasing criteria can be provided to applicants for our properties, and by filling out the application, the applicant is electronically consenting that they have received this criteria prior to the application; and that they have reviewed and receipted the leasing criteria.

 

Dallas Rental Property written leasing criteria

  1. Rental History: We are looking for clean rental history . Clean history is no evictions, no broken lease, or balances owed to prior landlords or prior property management companies
  2. Criminal: Criminal convictions will depend on the nature:
  3. We do not rent to sexual offenders or murderers
  4. Violent crimes (assault, armed robbery, etc ) convictions within 7 years can be grounds for application to be rejected
  5. We do not typically rent to violent offenders with a repetitive history of convictions related to assault or violent crimes or if the crime was committed in the last 7 year can be grounds for rejection
  6. Felony drug convictions can be grounds for rejection exception can be made for a single marijuana related convictions  within last 7 years
  7. Production or Distribution of Methamphetamines' is a automatic rejection
  8. We will look at other crimes on a case by case to see if there has been sufficient time to show the person has rental and employment verification that demonstrate that the tenant is not going to have any issues. Drug convictions can be denied.
  9. Credit: Our typical range for acceptable credit is 670 or higher. If score is below 670, then the broker can evaluate other criteria to determine if a prospect could be accepted but will require additional deposit or enrollment in a deposit alternative program (like Rhino)
  10. Each resident over the age of 18 must submit a separate rental application.
  11. Income: We need verifiable income that shows a history of payments that is 3 times the rent as net monthly income.
  12.  For employees:  For w-2 income, our Dallas property management team will request the most recent 3 months worth of pay checks.
  13.  For Self Employed individuals: Our Dallas property managers need 3 years tax returns for self employed individuals (independent contractors).
  14. Our Dallas property managers can also verify deposits using a e-verify program bank deposits
  15. Animal Status Registration: All applicants must go to https://ashokalion.petscreening.com to register your status regarding animals (No Pet/Pets/Service Animals)
