Full scope services


Real estate investors in Houston and Dallas must sort through many issues to manage their real estate portfolio. Often investors will seek out the cheapest solutions, but the cheapest solutions often expose owners to various risk including quality of work, reliability, and honesty. For example, three of our management team have graduating with business degree in accounting from top universities in Texas.


Many property managers offering discount prices are not known to be responsive or easy to reach for their owners. We pride ourselves on being able to communicate very easily with the owners. We offer online portals for owners to see their income statement and obtain reports. Investors do not have to wait around for our team to send them reports. Additionally, we can send payment via Bill Pay or Electronic ACH payment to owners in batch runs in the course of the month. Our goal is to provide you comfort that you have a quality, honest team working for you. You will choose our firm because your goal is to enjoy your day to day life, and leave the work of managing the property to us.


As a property manager, we have to balance out affordable solutions while also not shying away from the appropriate things to do. This is why we have built a strong team with a diversity of skills, and we provide several kinds of services on behalf of owners.


We offer several packages for owners, and they either range from a percentage of rent to a flat fee solution. We typically charge 10% (discounts for multiple properties) of gross collected rent, or we charge a flat fee price while the property is occupied.


If you are a investor, who has a apartment complex that does not require onsite management; then we may develop a percentage of rent with a base minimum built in. If your property does require on-site management of the property; then we will request that a fee for the cost of staff (including their cost of payroll taxes,etc) and a smaller percentage of gross collected rents (typically around 4 to 6%).

NOTE: Due to the difficult nature of the industry and our goal to protect our staff’s safety and well being, our firm has made a decision to work with single family home that rent over $800 a month. Additionally, we will no longer manage individual condominium units for investors beginning in 2010. Our current client base is grandfathered in, and will not be subject to this policy change.


However if you are presenting a portfolio of properties that include condominiums or units that fall below the rental threshold, then our firm will consider those proposals. We will be evaluating the total number of properties in the portfolio that are in this range before accepting the agreement.

Back office support

Investors who self manage still struggle to keep track of all their rental records. This is extremely important for those investors who have LLC or are incorporated (which require adequate record keeping). Our system which utilizes a web based system will provide you all the reporting for your records as well as tenant statement. In addition, you will be able to log in and record rent collection if rents are paid to you. We can assist you by reconciling business bank accounts, providing the system, and also assisting with other record keeping (invoices and checks). If you pay for items with personal credit cards, etc, then you would provide us with those records and we can then do the appropriate bookkeeping to capture all those transactions.


Investors must provide us access to records electronically or faxing us the documents:


1) Rent Receipts
2) Input Payments to Vendors (Contractors, Insurance, Mortgage)
3) Reconcile Business Bank Accounts

Eviction services

Often times investors will purchase a property and have to remove the current residence. This will be a difficult procedure, and it can be time consuming. We allow you to have a 3rd party assist you in this process.


NOTE: The owner will need to provide any and all records to assist with the eviction proceeding. Ashoka Lion reserve right to decline project if appropriate documentation is not available. We need all documentation that will help support the eviction proceeding (financial records, leases, correspondence with tenant, etc)


We will file notice, the court papers, attend the court hearing including appeals, and if necessary getting the sheriff to help remove the person.
