REAL ESTATE UPDATE                                                    JULY 2007

Tollway congestion pricing idea not dead yet   Coming Soon!
To reduce the nasty traffic on the tollways, a proposal has been made to impose congestion toll pricing on drivers. This proposal, called congestion pricing, planned for the toll on Westpark Tollway to increase from $1 to $2.50 during the hours of rush hour (three hours in the morning and three hours in the evening). So far, this proposal has been squashed by the public; however, according to County Commissioner Steve Radack, “…ultimately there will be customers who contact us, asking for congestion pricing.” If congestion pricing is implemented, coupled with the rising gas prices, people who live out of the loop will find it too expensive to commute to work. They may decide to live within the loop; which will in turn increase developments around the area.

Real estate guru 'in a pickle' Mortgage Rates as June 2007

The “Illinois Land Trust,” is a tactic that is commonly taught at real estate seminars; it allows for investors to buy with no money down and sellers to avoid foreclosure without having to deal with the lenders. This benefits both parties, but as seen by the recent felony charges on J. Michael Ledman, it may not always work. Land trusts are only recognized in a few states, but some avoid using it because there may be a chance of it failing if one party does not follow through. Ledman, the successful real estate guru and one of the forerunners of the quintessential get rich quick real estate schemes, is accused deceiving an old woman, Smolec, to sign away the title to her home. This case sends a word of caution to all investors: do not trust all that is out there

Andres Duany, a prominent architect of Duany Plater-Zyberk & Co., is taking Houston to the next level by bringing the “New Urbanism” movement to town. His plans features a mix of retail and residential properties, making it more walkable by putting homes closer to shops and offices, juxtaposed to parks and other green spaces. So far he has three projects: “A transit-oriented development at the southern end of Metro's light rail line, a mixed-use development on a Superfund site in the Fifth Ward northeast of downtown, and a mostly residential project on a pasture in northwest Houston.” These projects have much potential, and may be a model for many other similar developments in Houston. Not only could this development relieve Houstonians of the high cost of transportation by decreasing automobile use and congestion; it also promotes a healthier lifestyle that may draw plenty of young professionals to the inner city. With his plans, Houston may move from an automobile laden, suburban model to a highly urbanized city, ready to compete with cities such as Shanghai or New York.
